How to keep a house showing-ready without losing your mind, with children, pets, and a job.

The listing period is genuinely disruptive and nobody warns sellers properly. It's usually two to four weeks of intensity. Planning for it makes it survivable.

A system that works

Pack before you list. Move half your belongings into storage or a locked area. You're moving anyway, and doing it early makes the house show better and the move easier.

Keep a go-box. One bin per bathroom and the kitchen for everything that lives on the counter. Fifteen-minute reset, every time.

Have a pet plan. Ideally the pets leave for showings. Some buyers are allergic, some are frightened, and a barking dog ends a showing early.

Set showing windows. You can require notice and set hours. Reasonable restrictions are normal; heavy ones cost you showings.

Leave for showings. Always. Buyers won't speak freely with you in the house, and won't linger, and lingering is what turns a showing into an offer.

The fifteen-minute list

Beds made, dishes away and sink dry, counters clear, bins out, blinds open, lights on in dark rooms, toilet seats down, pet bowls up. Written on the fridge so anyone in the house can run it.

Security

Strangers are walking through your house. Put away jewellery, prescriptions, spare keys, passports, chequebooks, and anything with your account numbers on it. Mail too. Take valuables out of the master bedroom entirely.
